1. What We Do

We prepare Combined FMB Sketches, topo & revenue maps, village maps, land layouts, boundary dispute maps, partition maps, KMZ files, and Google Maps overlays for survey numbers across the 38 districts of Tamil Nadu. Work is delivered as print-ready PDF, and on request as editable AutoCAD DWG or KMZ.

2. Source of Data

All sketches are prepared from Field Measurement Book (FMB) and village map records that are publicly available with the Tamil Nadu Survey & Settlement department and downloaded from the Tamil Nadu government e-services / land records portal. We do not generate, alter, or re-survey government measurements; we download, verify as far as possible, and join the sheets you identify for us.

3. Service Scope

An order begins when you confirm your district, taluk, revenue village, and survey numbers on WhatsApp or through the site. We confirm availability and pricing before work starts. The deliverable is the joined drawing of the survey numbers you provided, with the original government measurements preserved.

4. Pricing & Payment

Pricing is ₹50 or less per survey number, irrespective of subdivisions or acres, unless a different quote was confirmed on WhatsApp. Orders above 20 survey numbers include the respective village map at no extra cost. Payment is confirmed before final delivery for most orders; standard orders require no advance. All confirmed terms are accepted when you place the order.

5. Delivery

Standard delivery is within 24–48 hours of confirmation, depending on the number of survey numbers and the availability of government sheets. Files are delivered on WhatsApp or by the link we share with you. Urgent requests may be accepted at the time of quotation.

6. Government Data & Possible Mismatches

Our maps are reproductions and joineries of the official government survey record. Tamil Nadu FMB and village-map records are state assets maintained by the Survey & Settlement department; they are independent documents that we neither own nor control. In the event of any difference between our joined map and the government's original records, or between the records and the physical ground, the original government FMB and the revenue office remain the sole authority. We strongly suggest a site measurement or boundary verification through the taluk office before relying on any map for construction, fencing, sale registration, or litigation. Because a joined map cannot correct the underlying record, no warranty of ground truth, title, or legal status is given, and we are not liable for decisions taken on the basis of records we did not create, including delays or refusals by banks, offices, or courts. Placements of boundaries in KMZ or Google overlay files are approximate and intended for reference and site visits only.

7. Revisions & Corrections

If a survey number was entered incorrectly, or a sheet is missing, send the correct numbers within 7 days of delivery and we will revise the joined map at no charge. Claims based on disagreements with the government's own record cannot be attributed to the joining service and are addressed under clause 6.

8. Refunds

If we cannot produce a joined map for your survey numbers after confirmation, we refund the amount paid in full. Once the final files are delivered, refunds are at our discretion and are considered after review, subject to clause 6.

9. Intellectual Property & Use

The digital files are licenced to you for lawful, personal use in connection with the land described in the order. Files may not be resold, republished as one's own survey, or used for professional certification without separate agreement. Government source records remain the property of the Government of Tamil Nadu.

10. Privacy

The district, taluk, village, and survey numbers you provide are used only to prepare your order and to fulfil our services. Please see our Privacy page for full details on what we collect, store, and share.

11. Liability

Our liability is limited to the value paid for the order. We are not liable for consequential loss, including lost transactions, delays, or legal costs, arising from the underlying government record, third-party services, or decisions made using our maps. Nothing in these terms transfers the legal responsibility of the revenue authorities to us.
